Older homes that have not had their roofs replaced can become a burden.  Leaks and water damage can occur and will reduce the overall value of your home.  Today we are going to learn about 7 different signs that might tell you that you need a new roof.

7 Signs You Need a New Roof

  1. Missing Shingles:

    If you look at your home’s roof and you notice there are quite a few shingles missing you might need a new roof. When shingles start to fall off it means that your roof has become weak with age.

  2. Your roofs age:

    The age of your roof can be a great indicator that you need a new roof. If you have an asphalt roof that is more than 20 to 25 years old, it’s probably time to have it replaced.  Most roofing contractors will agree that this time span is about how long most roofs last.

  3. Your Shingles are starting to curl:

    When shingles get older they will often start to curl. This will often effect the usefulness of the roof and will prevent proper rain runoff.  If you see this happening, it’s a clear sign that you need a new roof.

  4. Roof valleys:

    When inspecting roof valleys if you notice missing shingles or torn shingles it’s a great indicator that you need a new roof. Valleys are highly important to the function of your roof and they help to funnel water and snow into your gutter system.

  5. Granules in your gutters:

    If you notice asphalt granules when cleaning out your gutters chances are you need to replace your roof. When an asphalt roof starts to age, it will often start to breakdown.  These granules in the gutter are often the first sign of the breakdown process.

  6. You can see daylight:

    During the day go up into your attic and look at your roof boards. If you see daylight threw your roof boards your roof will need to be replaced.

  7. Outdated chimney flashing:

    Does your homes chimney flashing contain roof cement or tar? If so it needs to be replaced.  A modern metal flashing will ensure that you have a water-tight seal that will keep your home high and dry.
